Escape Melbourne: 10 of Victoria's cheapest towns to buy a house

<p><strong>Distance from Melbourne:</strong> 554 kilometres north west (about a six hour drive, or a one hour flight to Mildura Airport)</p>

<p>The Murray River town of Merbein, 12 kilometres from Mildura, is home to plenty of lovely wineries.</p>
<p>Pour a glass of cab sav from the historic Mildara Blass Winery and kick back with views of the Murray.</p>
<p><strong>Bargain buy: </strong><a href=9 Commercial Street, Merbein – a cute weatherboard cottage on more than 2000 square-metres for up to $190,000.

105 Game Street, Merbein – in the heart of the town centre, priced at $145,000 to $170,000.

6. Moe

Distance from Melbourne: 130 kilometres east (about a one and a half hour drive)

Median house price: $180,000

Moe is an affordable option that offers an easy commute into Melbourne or a gateway to greater Gippsland. 

Many Melburnians might be surprised to know culture is a big part of life in Moe, with the annual jazz festival, monthly market days and the historical museum.

Bargain buys: 8 Kingsford Street, Moe – a solid-brick home set on more than 1000 square-metres and a minute from the train station. A touch above the local median at $190,000.

12 Truscott Road, Moe – a 650 square-metre block, two bedrooms and just $135,000.

10 Kent Street, Moe – a cute and neat four-bedroom weatherboard near schools, $189,750.

7. Stawell

Distance from Melbourne: 237 kilometres north west (just under three hours’ drive)

Median house price: $181,000

Home of the world famous Stawell Gift​, Australia’s oldest short-distance race, Stawell is a sweet little gold-rush town. 

Go hiking in the Grampians National Park on weekends, then hit up the Town Hall Hotel for a pub meal.

Bargain buys: 19 Cypress Street, Stawell – a four bedder with a renovated kitchen and not far from the station for $175,000.

19 Fisher Street, Stawell – a country homestead complete with full veranda and views of the Grampians for just under $200,000. 

8. Kerang

Distance from Melbourne: 279 kilometres north west (about a three hour drive) 

Median house price: $182,000

If you like fishing and boating, Kerang has over 50 lakes and other bodies of water to explore.

A few minutes drive will take you to the Murray River or Mystic Park Vineyard, where Browns Brothers produce some of their finest drops.

Bargain buys: 2 Lloyd Street, Kerang – a weatherboard near shops and the station for just $110,000.

11 Burke Street, Kerang – a sweet family home with a veranda overlooking pretty gardens. a steal at $165,000.

9. Morwell

<p>The Latrobe Regional Gallery in Morwell is one of the largest public galleries in regional Victoria.</p>
<p><strong>Bargain buys</strong>: <a href=32 Churchill Road, Morwell – retro appeal at just $105,000.

17 Latrobe Rd, Morwell – a brick veneer with four bedrooms, near the centre of town. The agent is asking up to $225,000.
